Who Delivers Your Offer to the Seller?
Short answer: Your buyer's agent delivers your offer to the seller's listing agent, and the listing agent presents it to the seller. You don't hand it to the seller yourself.
How an offer reaches the seller
- Your agent prepares the offer. It sets out the price, earnest money, financing type, inspection period, closing date and an expiration time.
- Your agent sends it to the listing agent. This is usually done by email or e-signature.
- The listing agent presents it to the seller. The seller can accept, counter or decline.
- You get the response. It comes back through the same agents, normally before the expiration time in your offer.
- If accepted, both sides sign. Earnest money is deposited, and inspections and closing begin.

What if you don't have an agent?
You can contact the listing agent directly. A buyer's agent can represent your interests in negotiation, inspections and closing, so many buyers choose to have one. Ask your agent which forms and timelines apply in Tennessee.
